a list.

Everyone else does. That is the whole difference, and it is worth being specific about what it means.

What we refuse to do

We don't sell you names nobody checked. Every buyer here was checked against public records before it reached you. Not bought in bulk, not lifted off a forum, not a decade-old export somebody keeps reselling.
We don't pad the count. A bigger number is easy. We would rather show you eleven buyers who are genuinely active than four hundred where most stopped buying years ago and nobody removed them.
We don't guess when we don't know. Where something has not been established, the card says so in plain words. A blank is a blank. It is never quietly filled in with an average, a default, or a zero.
We don't pretend one name is one buyer. Common names cover several different people. When we cannot tell which one is yours, we show you the options rather than picking one and hoping.
We don't blend two markets into one number. Each county is reported separately, always. One combined figure would imply coverage we do not have in both.

What a badge actually means

Each one is a claim we can stand behind. None of them is decoration, and a buyer only carries one where the underlying thing was established.

Verified buyer Checked, not collected. This buyer was confirmed against public records rather than taken from a list.
Active this year Still buying now. They have purchased in the last twelve months. This is the one a bought list can never honestly tell you.
Works this area They own property here. Not "operates in the metro". Here, in the area you asked about.
Pays cash Closes without a bank. Shown only where how they pay was actually established. If it was not, the badge is absent rather than assumed.

The number on the right of each buyer

It runs 0 to 100, and it is not a rating of the buyer. It is how well that buyer answers the question you typed. Ask something different and the same buyer scores differently, because a different question values different things. A buyer who scores 97 for "cash buyers in 75216" is not a better business than one who scores 61; they are a better answer to that sentence.

The number on the left of the card is just their position in the order, so 01 is the strongest answer to what you asked.

Works this area Whether they actually own property in the area you named, and how much of it. Not "operates in the metro".
Still buying Purchases in the last twelve months. The single thing a bought list cannot tell you honestly.
Concentration here Whether this area is somewhere they farm repeatedly rather than somewhere they happen to own one property.
How they pay Cash, hard money or financed, where it was established. It changes how fast they can close.
Who they buy from How much of their buying comes from individual sellers rather than from other institutions.
Property type and kind of buyer Counted only when you asked for one. A type nobody asked about cannot dilute the buyers who did match.

Only what we asked about counts. If your question said nothing about property type, property type carries no weight in the score, so a buyer is never pushed down for failing a test you did not set.

A gap in our reading is not held against them as a no. Where we have not measured something, it is left out rather than scored zero, because "we have not read this" and "we read it and it was nothing" are different facts and only one of them is about the buyer. The score is then damped slightly by how much of your question we could actually evaluate, so a buyer we know two things about sits below an equally good buyer we have read in full. Tap any score on a card and it will tell you when that applies.

How to check us

Do not take any of this on trust. Search an area you know and look at what comes back. Every buyer shows what backs it and what was not checked, on the same card. If we cannot support a claim, we do not make it, and you can see that on any single buyer in a few seconds.

If you find something wrong, tell us and we will fix it or say plainly why we think it is right.

The short version

Anyone can hand you four hundred names. Knowing which eleven of them will take your deal this month is the entire job, and it is the only thing we are trying to be good at.
